New Time Construction is a proven steel modular building system for developers and capital partners who want less uncertainty between investment and income. Swedish engineering, factory precision, flexible architecture — and a track record that already exists.
The biggest risks in residential development are rarely the idea. They are what happens between the investment decision and a stabilized asset: time, cost drift, site complexity and technical surprises. New Time Construction is designed to compress that uncertainty.
Factory production and site preparation run in parallel. The goal is simple: bring completed homes to market sooner and shorten the period before rental income starts.
A factory-driven, milestone-based delivery model lets capital follow real project progress instead of sitting inside a long, sequential construction cycle.
Standardized engineering, repeatable components and controlled production reduce the variables that typically appear late on a conventional construction site.
A stiff steel structure, dedicated fire and moisture assessments, minimal organic material in the structure and acoustic isolation are built into the system — not added as afterthoughts.
Strong energy performance and locally serviceable components support lower operating complexity and a building designed to perform well beyond practical completion.
Every modular supplier can say faster, cheaper and greener. New Time Construction earns the choice in the details.
11 completed projects since 2018. 2,260 apartments. Almost 90,000 m² of completed GFA. Plus 377 apartments currently under construction at Gävle Herakles.
The self-supporting steel truss enables longer modules, greater height potential and higher torsional stiffness — reducing the risk of cracks and on-site rework.
Loads are carried through columns, simplifying garages and commercial ground floors. The system is designed to adapt to the site instead of forcing the site to adapt to the module.
The industrial logic stays inside. Façade, roof, balconies, windows and volume can respond to the location — with timber, brick, render or panel systems already proven.
At Gävle Herakles, the design reaches 41.2 kWh/m² Atemp/year against a BBR 29 requirement of 84.2 — including a 10% safety margin.
Parallel workflows and milestone-based payments are designed around how developers deploy capital — not around how a traditional construction sequence has always worked.
